The professionalism of the barman/night manager.
It was very tired and obviously in need of some significant refurbishment. It was under new management though so hopefully thst will come. The building is beautiful and it could be a great property.

For the price we paid, the stay at this hotel was excellent value. The location is just a short taxi ride away from the Royal Mile, making it very convenient for sightseeing. The staff were friendly and attentive, and the rooms were clean and comfortable, with the option to upgrade to a room with a lovely view over the gardens for an additional cost. The beds were very comfortable, ensuring a good night's sleep.
All aspects of our stay were satisfactory.

Hotel staff were very friendly and the breakfast available was good.
In our hotel room there was a constaint sound from the radioator. This would wake us up at least once a night.

This hotel offers great value for money. The prices are affordable and include breakfast, which is a definite plus. The staff is very attentive, making sure that all our needs were met during our stay. The rooms are cozy and comfortable, with very comfortable beds that ensure a good night's sleep. Plus, if you're willing to pay a bit extra, you can even book a room with a view over the gardens, which is a lovely touch.

The manager listened to our complaints about the first night's accommodation and took appropriate action promptly. The room provided for the other two nights was spacious and comfortable. The location of the hotel was quiet but handy for visiting the city.
The standard of the room that we occupied on the first night was very poor - small, very poorly decorated, stained bath, mould on grouting, light not working, TV not fully tuned in (digital changeover),etc. We arrived late and the night staff were not particularly helpful. We were offered one other room which wasn't much better and had to wait until the next morning to speak to the manager.

The location was perfect for our needs and so quiet despite being well located for the city centre.
Although very nicely executed by very pleasant staff, service at dinner was so slow.........

The hotel offers great value for money, with reasonable prices and included breakfast. The staff are friendly and efficient, providing excellent service throughout the stay. The rooms, especially those with garden views, are comfortable and feature very comfortable beds.

This hotel was the perfect location for attending a sporting weekend at nearby Murrayfield, as well as going for a night out into Edinburgh in the evening. The room was very spacious and comfortable, the only down- side being that the decor was a bit tired and in need of some tlc. Otherwise, we thoroughly enjoyed our stay here, and would definitely stay again. Very good value for money!

This hotel is conveniently located in a quiet residential neighborhood, making it a peaceful retreat away from the bustle of the city.
